Staying at the beach is a very different Santorini vacation from staying on the caldera. The caldera towns of Fira, Oia, and Imerovigli have the famous views, better nightlife, and most of the island’s top luxury hotels. The beach towns of Kamari, Perissa and Perivolos are flatter, easier to walk around, better for swimming, and generally much cheaper.

Quick Overview: Which Beach Town?
• Kamari: Best all-around beach town and my favorite for families. It has the best selection of shops and restaurants, a long pedestrian-friendly beachfront promenade, frequent buses to Fira, and lots of good hotels.
• Perissa: Best for budget travelers. It is more casual than Kamari and has a long black-sand beach backed by Mesa Vouno.
• Perivolos: Best for beach clubs and upscale hotels. It is the southern continuation of Perissa Beach, with better beach clubs, more stylish restaurants, and some of Santorini’s best beach hotels.

1. Kamari: Best All-Around Beach Town

Kamari is the easiest Santorini beach town for most visitors. The long beachfront promenade is lined with restaurants, cafes, shops, and hotels, and much of it is closed to traffic during the summer. It’s particularly good for families and anyone who does not want to rent a car.

• The Beach: Black volcanic sand and pebbles. The sand gets extremely hot in summer, and water shoes are useful for swimming.
• Dining: Gia Mas is one of my favorites for Greek food. Almira is a good choice for seafood and a nicer dinner.
• Transport: Buses run frequently between Kamari and Fira in summer. A rental car is useful for exploring the island but not necessary if you’re staying in central Kamari.
• Where to Stay: Santorini Kastelli Resort is my favorite luxury hotel in Kamari. Bellonias Villas is best for families wanting to be right by the beach. Radisson Blu Zaffron is the best choice for couples and older families who want a larger resort; guests must be at least 13.

2. Perivolos: Best for Upscale Beach Clubs

If you want a sunbed, cocktails, good restaurants, and DJ music, stay in Perivolos. It is really the southern end of the same long beach as Perissa, but the hotels, restaurants, and beach clubs are more upscale.

• Dining and Beach Clubs: Seaside by Notos is one of the best beach restaurants on Santorini. Wet Stories is the livelier choice for music, drinks, and a beach-club atmosphere.
• Transport: A car is useful if you plan to explore Santorini, but you don’t need one just to enjoy Perivolos. Buses connect the area with Fira, and Perissa is an easy walk along the beach road.
• Where to Stay: Istoria Hotel is my favorite beach hotel on Santorini and the best choice for couples. Sea Breeze Beach Resort is farther south in Exomitis and my favorite beachfront resort for families. Orabel Suites is a small adults-only hotel about a five-minute walk from the beach.

3. Perissa: Best for Budget Travelers

Perissa connects directly with Perivolos, but the northern end near Mesa Vouno is cheaper and more casual. This is my favorite beach area for travelers looking for inexpensive hotels, hostels, casual restaurants, and easy beach access.

• Dining: Tranquilo is a long-running vegetarian and vegan beach bar known for huge portions and hammocks. Fratzeskos is a good traditional choice for fresh fish.
• Water Taxi: In summer, a small boat connects Perissa and Kamari around Mesa Vouno. The crossing takes about 15 minutes and is much quicker than taking buses via Fira. Service depends on sea conditions.
• Where to Stay: Aqua Blue Hotel is my favorite hotel in Perissa, with pools and a serviced beach area across the road. Meltemi Village Hotel is a good mid-range choice about five minutes from the beach.

Practical Tips for Santorini Beaches

• There are no private beaches in Greece: When a hotel advertises a “private beach,” it usually means a section of the public beach with hotel sunbeds and umbrellas reserved for guests.
• The black sand gets hot: Flip-flops or sandals are essential in summer. Water shoes are useful on the coarser beaches and for getting in and out of the water.
• Don’t split a short stay: I would not spend two nights on the caldera and one night at the beach. The hassle of changing hotels isn’t worth it. For a short Santorini visit, pick one base and visit the other side of the island during the day. If the caldera views are the priority, stay on the caldera. If swimming and beach time are the priority, stay in Kamari, Perissa, or Perivolos.

1. Istoria Hotel – Perivolos Beach

The most luxurious beachfront hotel in Santorini and my favorite beach hotel for couples. Istoria has an infinity pool, spa, excellent service, and spacious suites, many with private outdoor jacuzzis or pools. Mr. E restaurant and the pool bar are both excellent. Guests also get a serviced beach area directly across the road. Great location within easy walking distance of Perivolos restaurants and beach clubs.

2. Sea Breeze Beach Resort – Exomitis Beach, near Perivolos

My favorite beachfront hotel for families. Sea Breeze Beach Resort is a five-star resort directly on the black-sand beach at the southern end of Santorini. It has four resort pools, a serviced beach area, spa, and spacious rooms and suites; accommodations have either a private heated pool or outdoor hot tub. Larger duplex suites sleep up to six. Aura serves breakfast, lunch, and dinner, and in-room breakfast is available for an extra service charge. The quiet location is a big part of the appeal, but it is remote. Rent a car if you want to explore the island or eat out regularly.

3. Santorini Kastelli Resort – Kamari Beach

My favorite luxury hotel in Kamari. Santorini Kastelli Resort has four pools, a full-service spa, fitness center, tennis court, and poolside restaurant and bar. Most rooms are best for couples, while the larger suites work for families of four. The walled gardens and low-rise layout keep the resort quiet despite its central location, just a short walk from the beach, restaurants, and shops.

4. Radisson Blu Zaffron – Kamari Beach

Five-star resort for guests ages 13 and older, with two side-by-side pools, pool bar, Mediterranean restaurant, fitness center, and spa. Radisson Blu Zaffron also has a serviced section of Kamari Beach about a five-minute walk away. All rooms, suites, and villas have private patios or terraces, and many add private plunge pools or jacuzzis. Most accommodations are designed for two, while the two-bedroom Presidential Villa sleeps four. Breakfast is included with most rates.

5. Nikki Beach Resort and Spa – Monolithos Beach

Five-star beachfront resort on a remote stretch of Monolithos Beach. Nikki Beach Resort and Spa combines a lively beach-club scene with quieter resort areas for hotel guests. Families are welcome, though children under 12 are not allowed in the Beach Club pool area. The resort has a guest pool, beach area, spa, restaurant, and spacious rooms and suites, many with private jacuzzis or pools. Best for travelers who want to spend most of their time at the resort; there is very little within walking distance.

6. Sigalas Hotel – Kamari Beach

Family-run beachfront hotel at the quiet north end of Kamari, with a pool, restaurant, and serviced beach area. Rooms, suites, and apartments are spacious and clean with traditional decor and private terraces. Studios, one- and two-bedroom apartments, and three-bedroom/two-bathroom maisonettes have kitchenettes; maisonettes sleep up to seven. The hotel is near the airport flight path, so expect periodic airplane noise.

7. Bellonias Villas – Kamari Beach

Family-friendly luxury hotel with a pool, spa, and beach club. Bellonias Villas offers spacious suites for up to five guests, all with kitchenettes and private terraces or balconies; the Honeymoon Suite adds a private outdoor jacuzzi. Elia restaurant serves modern Greek dishes, local wines, and cocktails. Excellent location directly on the Kamari promenade near the lifeguard stand.

8. Orabel Suites – Perivolos Beach

Small adults-only boutique hotel about five minutes from the beach. Orabel Suites has a main pool, endless-current pool, and poolside bar. All suites have either an indoor or outdoor jacuzzi. The two-bedroom, two-bathroom Master Suite sleeps up to four.

9. Sandblu Santorini, LXR Hotels & Resorts – Kamari Beach

Five-star, family-friendly resort set above Kamari at the foot of Mesa Vouno. Sandblu Santorini has spacious rooms, suites, and villas, including options with private pools, plus two outdoor pools, restaurants, a wine bar, bakery, spa, and kids’ club. Its serviced section of Kamari Beach is about a 10-minute walk away, with complimentary transfers available during the day.

10. Cavo Bianco – Kamari Beach

Five-star hotel with two pools, a full-service spa, Greek restaurant, and pool bar. Rooms and suites all have private terraces, while selected suites add indoor or outdoor jacuzzis or private pools. Good location near restaurants and about a five-minute walk from the beach.

11. Aqua Blue Hotel – Perissa Beach

My favorite hotel in Perissa. Aqua Blue Hotel sits across the road from the black-sand beach and has a serviced beach area with bar service for hotel guests. There are two main pools plus a kids’ pool. Rooms and suites are modern and spacious; Family Rooms and Maisonettes sleep up to five, while Studios and Maisonettes have kitchenettes.

12. La Bellezza Eco Boutique Hotel – Kamari Beach

Eco-focused boutique hotel with a pool and spacious suites and two-bedroom apartments sleeping up to six. Suites have private outdoor jacuzzis, while apartments have private pools with hydrotherapy jets. Located at the north end of Kamari, a short walk from the beach. Like Sigalas, it is near the airport flight path, though rooms have good sound insulation.

13. Viva Nove Suites – Kamari Beach

All-suite boutique hotel with a pool and all-day bar. Half the suites have direct access to the main pool from their private terraces; the others have private outdoor jacuzzis or plunge pools. Most suites are for couples, while maisonettes sleep four with a king bed downstairs and two twin beds in the loft. À la carte breakfast is included. The beach is about five minutes away on foot, with restaurants and the Fira bus stop also within easy walking distance.

14. Anassa Deluxe Suites – Kamari Beach

Small luxury hotel with a pool, cafe, and bar. Rooms and suites are spacious and have kitchenettes and private terraces, some with sea views. Maisonettes and two-bedroom suites sleep up to four, and there is one wheelchair-accessible studio suite. Greek buffet breakfast is included. The beach, restaurants, and shops are about two minutes away on foot.

15. Hotel 28 – Kamari Beach

Adults-only sister hotel of Bellonias Villas. Hotel 28 has rooms for two, a pool with jacuzzi jets, and an all-day bar and restaurant. Contemporary Cycladic-style rooms have private balconies with pool or mountain views. About a five-minute walk from Kamari Beach.

16. Tamarix Del Mar Suites – Kamari Beach

Upscale, family-friendly boutique hotel with indoor and outdoor pools, a kids’ pool, playroom, restaurant, and pool bar. Tamarix Del Mar Suites offers junior, one-bedroom, and maisonette suites for up to five, many with private outdoor jacuzzis. One junior suite is wheelchair accessible. Excellent location at the south end of Kamari, about two minutes from the beach and five minutes from the base of Mesa Vouno and the water taxi to Perissa.

17. Anastasia Princess Luxury Residence & Spa – Perissa Beach

Adults-only, all-suite hotel just steps from the beach. Suites, apartments, and studios have kitchenettes and private terraces; selected suites add private outdoor jacuzzis or plunge pools. There are two pools, a spa, and a pool bar serving breakfast and light meals.

18. Santellini Hotel – Kamari Beach

Affordable hotel with a pool and bar less than a minute from Kamari Beach. Rooms and maisonette suites are bright and spotless, all with private terraces. Maisonettes sleep families of four. The central location is excellent, with restaurants nearby and the Fira bus stop almost next door.

19. Meltemi Village Hotel – Perissa Beach

Friendly, affordable boutique hotel with traditional-style rooms and suites. Suites have private outdoor jacuzzis, while the villa has a full kitchen and sleeps six. There is a large pool, cocktail bar, and casual restaurant. Quiet location about a five-minute walk from Perissa Beach.

20. Sea Sound White Katikies – Agios Georgios Beach

Five-star hotel with a large pool, playground, gardens, and serviced beach area. Cycladic-style villas and suites have kitchenettes and sea views, and some add private pools. The largest villa sleeps eight. The secluded location at the southern end of Agios Georgios Beach is best with a rental car.

21. Smaragdi Hotel – Perivolos Beach

My favorite budget hotel in Perissa/Perivolos. Smaragdi Hotel is less than a minute from the beach and has a pool, hot tub, and all-day pool bar. Rooms and suites range from 26-sqm standard rooms to a 42-sqm one-bedroom Master Suite. Two-story maisonettes sleep up to five and are the best choice for families. Suites add private indoor or outdoor jacuzzis. Restaurants, bars, and a small supermarket are nearby.

22. Acqua Vatos Santorini Hotel – Kamari Beach

Family-friendly boutique hotel with a large pool, two bars, and its own vineyard, where guests can pick grapes and figs in season and sometimes help with the August harvest. Rooms and one-bedroom suites sleep two to four and have private balconies. About two minutes from the beach and 10 minutes from Kamari Open Air Cinema.

23. Zephyros – Kamari Beach

Affordable hotel with a pool, bar, and complimentary buffet breakfast. Rooms sleep up to three and most have private balconies; Deluxe Suites add private outdoor jacuzzis. Kamari Beach is about a five-minute walk away, and the Open Air Cinema is about nine minutes away. Guests also have access to the serviced beach area at sister property Elixir Studios.
